Flat-Rate Pricing

A flat-rate company sets a price for a defined scope of work — a certain number of rooms, for example — regardless of exact square footage. You know the number before anyone shows up, and it doesn't move once the job starts.

The tradeoff: two homes with the same number of rooms but very different square footage will pay the same price, even though one job takes noticeably longer than the other. For most homeowners, that's a fair trade for the predictability — you're not doing math or guessing what the final bill will look like.

Square-Foot Pricing

Square-foot pricing charges based on the actual area being cleaned. It's more precise — you're paying for exactly what's being done, no more and no less — but it also means the final number isn't fully locked in until the space is measured, which can make budgeting a little less straightforward.

Neither Model Is the "Right" Answer

The honest truth is that both are legitimate, common ways to price cleaning work. What actually determines whether you're being treated fairly isn't which model a company uses — it's how clearly they explain it, and whether the number they quote you is the number you actually pay.

A Few Questions Worth Asking Any Cleaning Company

• Is this price final, or are there conditions that could raise it once the technician arrives?

• What's included in this price, and what counts as an add-on?

• Is there a minimum service charge, and does it apply to my job?

• If my carpets or floors need more than a standard clean — heavy staining, years of neglect, pet damage — how does that affect the price?

A company that answers these clearly, before you book, is a good sign. A company that hedges, or whose estimate changes significantly once they're in your home, is the real red flag — regardless of which pricing model they use.
